Should I Sell My Own Home Or Work With An Agent?

What Should I do? FSBO or Real Estate Agent

Homeowners often toil with this idea. Should I sell my own home or should I sell through an agent?

Let's take a look at the pro's and con's of such

Pro's
 
As a For Sale By Owner, (FSBO) You -
  • Don't have to pay commission
  • Can Schedule Appointments to suit you
  • Don't have to keep your home tidy all the time incase someone comes unexpectedly
  • Know your home best (that can be a good thing or a bad thing)
  • Know your subdivision / area well and can answer questions straight away
  • Control your marketing
  • Price your home to suit yourself
  • Negotiate your own sale and the terms
  • Close your sale when you are ready
Con's
  • You do not know if the buyer is a sightseer or if he is a qualified buyer -  often buyers who don't work with an agent will look at FSBO homes even if they do not have financing in place because the homeowner will be more lenient about showing them their home
  • Buyers associate a FSBO with someone who is trying to save money and sometimes it leaves them wondering what else you are trying to save on
  • Safety is always of concern for you and your loved ones
  • Buyers often prefer not to deal directly with a Seller - they are nervous about what you may be hiding from them and they know it's their biggest investment
  • If you are going to allow a buyers agent in, do you know what you should or should not be telling them - after all, who is looking after your best interests?
  • Familiarize yourself with the declarations and information that you need to tell a buyer  
  • Find out and complete all documentation for closing
  • Where will you market your property and what fees will be charged for your single ad on a website
  • Is your marketing enough? The agent does more than put a sign in your yard.
  • Is your home listed on the MLS and did you have to pay someone to do that? Did they do it correctly and does it showcase your home beautifully
  • Is your home staged correctly? You have one chance to make a first impression
  • You may have priced your property incorrectly - FSBO's often get less for their property than if they had used a real estate agent
  • An experienced Buyer knows he can meddle with your emotions and can often negotiate away more than you expected because he has direct contact with you
At the end of the day, it is your choice, but the benefits of working with an experienced agent, one who looks after your interests, ensures your home is shown at its best and doesn't allow sightseers in will often outweigh the cost of the commission. Make a list of questions that you need answered and set an appointment and interview a few agents.
