Contrary to some people’s belief, buying a home is a process. At times, it’s a roller coaster. But nonetheless, it is a process. What does that process look like? Isn’t it just as easy as finding a home and buying it? To help you through the home buying process, it is important to work with a a trusted and knowledgeable agent. The very first step of the home buying process is getting in contact with a trusted mortgage loan officer. This person could be from the bank you are a part of or could be from a mortgage company. After you are able to get a hold of a lender and start the pre approval process, it is time to find a real estate agent to represent you. There are many agents out there, but finding someone who will be an advocate for you and work hard to find you your dream home will help make the process much more enjoyable. When you work with an agent on our team, we will typically ask to set up a time to sit down with us for a 30-45 minute meeting. This meeting serves a chance to introduce ourselves, but most importantly, it is an opportunity for us to get to know you and get some insight into your situation and what you are looking for in a home. Once you sign with one of our agents, the fun part begins - you start your home search! Now it is time to start touring homes. The information that you gave us at our first meeting is used to help find homes that meet that criteria. As we go on tours of homes, you may find that your criteria changes a little bit. That is a good thing! It means we are making progress in narrowing down what you really want and getting us closer to finding the perfect home for you.
At the time that you find a house that you are willing to move forward on, we will do what is called a comparative market analysis (CMA). The CMA will tell us what the home SHOULD sell for. Along with the CMA we will give our professional opinions on the price. At the end of the day, when it is time to write an offer (which is the next step of the process), it is your job to decide what you want to offer. Our job is to negotiate on your behalf and protect your interests.
When we get your offer accepted, it is time to get the home inspected. Although it is not required in the purchase of a property, we highly recommend it. It is a great way to know about any issues that may arise before getting into the home, and can sometimes be used to negotiate on price. After the inspection is done, it is time to get the house appraised. An appraisal is normally required by your lender and is an opinion of value prepared by a professional appraiser who visits and inspects the size, condition, function and quality of the home.
Now that you’ve made it this far, it is time to close on your new home! This is the easy part. Although your hand may be sore, it will definitely be worth it because you will now be the owner of the house you have been searching for. It’s that simple!
