FSBO - Should You Hire A Professional

If you are contemplating being whether to sell your home yourself or to hire a real estate professional, let me help you with that decision

FSBO's can

  • choose a price for his house that will allow him room to negotiate, not the one that the real estate suggested
  • get a lite service agent to list your home on the MLS for a few hundred dollars for 6 months
  • get photos done on your iphone and upload them to the MLS
  • do a quick walk around tour with a video from your iphone and upload that as a virtual tour
  • make a brochure to give to the prospective buyers with the house details
  • quickly tidy the house and spray some febreze before a showing
  • prepare to meet every buyer and do the showing yourself
  • put a sign "For Sale By Owner" into the yard with your contact number
  • put an ad on Craigslist
  • Sit back and wait for the calls and showings to happen

then

  • the phone rings or texts come in (or not) and people come and see the house (or don't show when they say they will)
  • some of them who come and look will ask if you will consider renting (they weren't buyers at all)
  • most that come are unqualified and don't even know what mortgage they can afford
  • if they are genuine buyers they ask first if you are negotiable before they have even gotten to the bedrooms
  • they don't talk except to ask why you are selling
  • you tell them your story and they assess in their minds how desperate a seller you really are or not and if they can lowball the offer if they are keen

outcome after a period of time

  • maybe you get an offer
  • maybe it's a low ball one are you able to negotiate up or are you going to get mad at the buyer
  • do you have the facts and figures to justify the price of your home
  • you appoint an attorney to deal with the paperwork
  • the buyer requests a home inspection which he pays for and the list of issues arrives and the buyer freezes
  • you get defensive about the problems and however you agree to repair some and the buyer, if he doesn't back out of the sale, may go ahead
  • the mortgage valuater comes out and to value the property and he comes back saying he cannot find the selling value in the house, what do you do then?
  • Either you negotiate lower and give in or you loose the buyer

  • organize a professional photographer to do photographs of your home (at no cost to you)
  • organize a virtual tour of your property, sometimes in 3D (after all, buyers start their search online)
  • they may even arrange a drone video of your neighborhood and a tree top virtual view of your home
  • customize the marketing plan to suit your particular property
  • get it onto the MLS with all the correct and relevant information including the data the buyer's agent would require
  • is aware that the first 30 days of marketing are the most critical
  • help you get those little repairs done so that the house presents beautifully
  • make sure that your personal information stays personal
  • make sure your home is marketed in all the right places and of course will put up a yard sign for potential buyers to call the agent
  • only allow qualified buyers into your home
  • negotiate and work for you
  • make sure that the home inspection is negotiated fairly
  • be sure that the bank valuator has the correct comps to find the correct value for your home
  • help you avoid liability and unforeseen issues
  • be there as your springboard
  • help keep the deal smooth
  • report back on showings and other important communication
