When your home has been on the market and you did not get it sold and the listing has expired it can be quite a daunting feeling. We know that real estate agents love expired listings - they surmise you home hasn't sold and you are either desperate or cross with your agent that listed it. You are probably fielding many, many calls from real estate agents telling you why your home has not sold, and that could be making you feel more angry and less optimistic. Lets take a look at the common scenario's regarding expired listings and then let's look at the common mistakes sellers make when re-listing their homes.

Overpriced: Either your agent or you have overpriced the property and you may have had only a few showings and no offers at all.

Maintenance: Maybe your home was poorly maintained and the house looked unkempt

Estate Agent: Never did adequate marketing

Appointments: You did not make it easy for agents to show people your home

and of course there could be a lot more reasons.

When you are considering getting the house back onto the market it is vitally important that it is done properly this time round. In order to do that lets have a look at the top mistakes to avoid when re-listing your home for sale.

1. Leaving your home as is:
Your home needs to look its best if we are going to attract new buyers, or give old buyers a second chance, you need to give them a reason to come out and view your home again - if you leave everything the same, how could you expect a different result?

2. Curb Appeal:
Take a look at the curb appeal of the home - what do people see from the street - if you want a new result this time round, you need to do new things to improve the character of the home and garden.

3. Clutter:
ensure that the home appears spacious and uncluttered. Clear counter tops in the kitchen, make sure the house is freed of excess furniture and clutter.

4. Staging:
its important to have the home staged if your decor is outdated or not appealing to the market place. Don't take it personally - the aim is to get the home sold, not to offend your decorating ability.

5. Photos:
If you used your mobile phone for pictures last time, I think you should get professional photo's done of the property this time round. When your listing goes live on the MLS, you want the buyers to look at your lovely home!

6. Pricing Your Home:
There is nothing more stressful than a property that won't sell because its over the price bracket for similar homes in the price range. Buyers know how much homes of a similar size and accommodation sell for and if they are working with an agent, that agent will give them advice on price. Price your home correctly.

7. Property Condition:
if there are maintenance issues or paint work to be seen to, do the work if you can, it will give your home a new look and great chance to get it sold. Tighten door handles, clean the front porch, add a coat of paint and make sure the porch is welcoming. Check the letter box to see that it is secured on the pole. Make your home stand out for all the right reasons, not the wrong ones.

8. Garden Debris:
Clear the garden of all debris, broken cars/bikes/wheel barrows etc - the first impression counts. Consider some hanging baskets and colorful pots if you want to liven the garden a little.

9. Pets and Odors:
Pet odors are so off-putting. We know you love your pets, but let a family member look after them while you get your home sold. You don't want buyers to remember your home for all the wrong reasons.

10. Choosing the right realtor:
You cannot take any chances this time. Selling a home includes more than just listing your home on the MLS, putting a sign in the yard and sitting back waiting for the offers.Your home needs the most experienced, most knowledgeable real estate agent who has dealt with expired listings before. Interview the agent, check the references and get the job done properly.
