1. Look After Your Credit Score

When You are considering buying a home the most important step would be to pay off as much debt as you can and then look after your credit score so that you can get a great mortgage interest rate with many options. Look after that credit score and do not do anything to adversely affect it.

2. Find Out What Size Mortgage You Qualify For

It's really important to get prequalified by a bank in order to find out exactly how much you can spend on a home. Getting pre-qualified removes the bumps in the road when it comes to negotiating the sale, the pre-qualification can win you the best deal.

3. How Much Cash Can You Need

Know exactly how much cash you need to put in to purchasing your home. You should consider the down-payment, the costs of purchase and the closing costs. If you are not sure about the funds you need, be sure to check with your bank and a real estate agent about the approximate amount it costs to purchase a home.

4. Choose The Agent That You Are Most Comfortable Working With

Don't settle for the first agent - research and interview agents. Ask for referrals from friends and family to find out who gave them outstanding service and only once you are sure you are happy with the person who will help you make the biggest investment you will ever make in your life, you should commit to working with them. Be sure that the agent will listen to your instructions and help you find that perfect home.

5. Decide What Type Of Home Fits Your Needs

Make a list of the non negotiable items that must be in your home, the absolute 'must haves' and then the 'would be nice' lists.

6. Do You Want to Live In a Subdivision?

Do you want to live in a subdivision or would you prefer more freedom without? Choose carefully and ask many questions. When selecting a subdivision if you choose to live in one, do drive through the area at various times to be sure that you would be happy with your loved ones living there. Talk to people in the neighborhood and ask them what they think about it. The most important message comes from the people who live there. That way you can way up your options.

7. Home Search

Your home search will most likely begin on line and your real estate agent can help you set up a listing alert so that homes that fit your needs and budget will be delivered via email regularly. Once you have narrowed down a list, it would be a good time for the agent to set up appointments and you can all go out and search for that dream home.

8. Writing The Offer

Once you find your perfect home you would write the offer under the expert supervision of your real estate agent. The Buyer's agent will pull the comparable properties to ensure you pay the right price for the home. The Buyer's agent will also be sure that the conditions of purchase are written into the contract, for example that the purchase would be conditional upon the home inspection report being evaluated, the mortgage approval and any other items that need to be considered.

The offer will then be submitted to the Listing Agent who will discuss your offer with the Seller. On acceptance and once all the conditions are met, its congratulations all round and homeownership becomes a reality

9. Closing The Sale

After the final walkthrough you meet at the closing table and your dream home becomes yours. Final documents are signed and you go home with the keys to your new home and get to embark on The American Dream.
