Walk through room for room and check to see what your potential buyer will see. Keep the home free of clutter. Remove everything off the kitchen counter tops that can be packed away and make sure the kitchen looks fresh and clean. Remove items off the floor in the bedrooms, tidy your desk/s and make sure the bathrooms are clean and the towels are stacked. Be sure that the house smells fresh and the bathrooms are odor free.
Neutralize the Environment
Take a walk around your home and remove items that could be uncomfortable or offensive to buyers. Not everyone shares your thoughts, hobbies and passions and sometimes the smallest thing can upset a potential buyer. Try and keep colors as neutral as possible and pack away items that are too bright or too different. It is your home and you live there, but let your real estate agent it sold and you can continue to live in your new space without interruptions and with your familiar items.
If there are any pet or bad odors, get that taken care of straight away. Nothing worse than the smell of cigarette smoke if you are a non smoker or dog odors if you are searching for that perfect home. Rose water is a natural air freshener and a few squirts onto carpets and curtains can certainly help mask odors.
Paint the Lifestyle
With perfect lighting, the right amount of heating/cooling, maybe a little background music you can paint the perfect picture of the happiness your home can provide. Think about the potential buyer and what he/she may like and recreate that. Think about the time you purchased your home, what were the things that stood out for you. Very often it will be the same things that you loved about the house that others will love too.
Outside The Home
Walk around the outside of the house and if anything is broken or loose at the last moment take it down or repair it. Ensure the garden is neat and the lawn mowed. Make sure the flower baskets on the front patio look their best and see that the front door mat is free from debris and neat in appearance. If there are cobwebs surrounding the outdoor lighting or any bulbs are out, then be sure to replace them to give a clean and neat appearance. Your front door is the welcome to your home and if that is pleasant then it is very likely the buyer will think the rest of the home will look similar.
Let the Light In
Wherever you have the option to lift blinds or open curtains, do it. People love light, airy and uncluttered spaces that are easy to walk around in.
